How long will my home building project take?

The time requirements for building a home depend on many factors such as size and complexity of the building plans, the finishes selected and unforeseen circumstances, such as weather. Larger homes and homes with a high level of finish take longer. Typically, the home design phase will run 5-8 months and project construction will last an additional 9-14 months.

What will my project cost?

Again, this depends on the size and scope of the construction project, the site requirements, and the building materials and finishes selected. We understand that every client must establish a budget. We partner with you to design and build a home that meets your desires and resources.

Who will design our home?

JNC Development partners with local, independent, licensed architects and residential designers for our design work. Many design/build contractors use in-house residential designers for their projects. We have opted to use a network of architects and residential designers, thus offering greater flexibility in finding just the right team player for your building project.

Is the cost to design the home included in the cost of the home?

Home design and construction are separate but related tasks. Accordingly, we invoice design production independent from the construction work. You know exactly what you're spending for each aspect of your home, including design. If you wish your financing to include both your project design and construction costs, we can certainly arrange this.

What is the cost per square foot for your homes?

Every project presents a multitude of challenges making it very difficult to generalize cost per square foot. We help you establish a budget from the outset that fulfills your requirements and budget. Currently, local costs range from about $150-$350 per square foot.

Do you have your own crews or do you use subcontractors?

We supervise all of our building projects. We also execute all the framing, finish, and warranty work. JNC Development partners with competent, local trade professionals for the remaining construction tasks. Usually, each of our trade partners has worked with us before and is well aware of our construction quality standards.

Can I make changes during construction?

You may request changes at any time during construction. The feasibility of implementing any change order will depend on when the change is requested. Please keep in mind that changes typically affect the cost and construction schedule. Changes affecting the home's exterior usually need to be reviewed and approved by the architectural review committee in your community prior to implementation. Structural changes may require re-engineering and review by code compliance officials prior to implementing the change. If you wish to change your selection of a component that is already on order, a restocking fee may apply.

What do changes cost?

Some minor changes can be implemented at no cost. Changes that alter the scope of the construction project, the schedule, or that require review and approval by an architectural review board or re-inspection for building code compliance usually involve additional cost. Before implementing any change we'll advise you of the cost, document the change order, and obtain your approval.

Can I do some of the work myself?

For safety reasons and to ensure the on-time delivery of your home, we cannot permit you to perform any of the work during construction. We will, at your request and subject to the limitations required to obtain a certificate of occupancy for the home, leave portions of the home for you to complete after move-in.

Can I supply some of the items for my home?

In general, it works best if we supply all components for your home. Client-supplied items usually require additional logistics for shipping and availability in time for installation. We will gladly accommodate your request to install selected items provided they meet local building code requirements. Please note that any items you supply are not covered under our limited warranty; you would need to work directly with the manufacturer if there are any issues.
